Where is Harbor Towers Yacht and Racquet Club, exactly?

The main road that runs through the southern half of Siesta Key is Midnight Pass. Harbor Towers is located on the east (or the Bay side) of Midnight Pass just about 1/4 mile south of the main public beach parking lot. Look for the water feature – a rock wall with waterfall and pond– at the entrance; Harbor Towers has one of the widest, most noticeable entrances on Siesta Key. In your GPS, use 5855 Midnight Pass. Be aware that this is a gated complex so you won’t be able to drive in without a code.

Can I use my condo in Harbor Towers as a rental and make some money?

Yes, the association allows minimum 2 week rentals, 26 times per year so you can rent your unit all year round. There is an on site rental property manager, or you can manage the rentals yourself. For the latest rental rates, check Airbnb or VRBO as these rates vary by season, views, and number of bedrooms. Keep in mind that the high rental season is January through April/May and that often these units stay rented year round, although at lower rates during the summer months.

Here’s the skinny on what you’ll find here:

  • 1,2 and 3 bedroom condos
  • The building has 3 towers that join in the center; some condos have bay views, some don’t
  • HOA fees vary depending on the floor and square footage
  • HOA fees include Cable TV and internet, common area taxes, pool, escrow reserves fund, insurance on the building, exterior maintenance, grounds maintenance, pest control, security for the building, sewer, water and trash, use of the recreational facilities
  • Units range in size from 751 square feet to 1,755 square feet with penthouses being roughly 1900 square feet
  • Resort style pools, dock with slips, tennis courts, fitness center

Update: After the condo collapse in Miami in early 2021, the association hired a structural engineer to inspect the buildings. It is expected that condo buildings throughout Florida may be upgrading and correcting issues that may have been overlooked previously. Fortunately at Harbor Towers, the engineer did not find any issues with the foundation, however the report did recommend upgrading windows and doors to hurricane standard which may result in a special assessment in 2022 or 2023.
