If you're shopping for a single-family home in Sarasota County right now, the April 2026 data from RASM (Realtor Association of Sarasota and Manatee) is sending a message worth hearing: the window of easy leverage is closing. That doesn't mean buyers are out of options — but it does mean the market dynamics have shifted enough that waiting comes with real tradeoffs.
Inventory Is Tightening Quickly
Active single-family listings dropped to 3,258 in April — down 26.8% from 4,448 homes a year ago. Months supply fell from 7.0 to 4.7. For context, a balanced market typically sits around 5 to 6 months of supply. We're now below that threshold, which means buyers have fewer homes to choose from and less negotiating room than they did throughout much of 2025.
Prices Are Moving in the Wrong Direction for Buyers
The median sale price reached $490,000 in April — up 4.3% from $470,000 in April 2025. That reverses a stretch of year-over-year price declines that had made last year a more favorable time to buy. Sellers are also capturing more of their asking price: 94.3% of original list price in April 2026, up from 93.1% a year ago. In dollar terms on a $490,000 home, that gap adds up.
What does this tell us? The pricing cushion buyers enjoyed in 2025 is shrinking. Offers that would have sailed through six months ago may face more resistance today.
What This Means If You're Ready to Buy
The good news: with 4.7 months of supply and homes still averaging 46 days to contract, this isn't a frenzied 2021-style market. You still have time to be thoughtful. But the trend lines are moving against buyers — inventory down sharply, prices ticking up, and pending sales surging 17% year-over-year. That's three data points pointing in the same direction.
If you've been pre-approved and know what you're looking for, this is likely a better moment to act than to wait. If you're still early in the process, getting your financing in order now gives you the ability to move when the right home appears.
